About the role:

The Superintendent is a market based, field operations role with oversight of projects across a large market and requires a field presence. The Superintendent is primarily responsible for conducting thorough due diligence inspections of primarily single family homes under contract, coordinating additional specialist inspections under tight deadlines, and creating detailed estimates and scopes of work on the needed Renovations to bring a newly acquired home up to Mynd’s Rent Ready Standards. The Superintendent is also the construction subject matter expert on Mynd’s behalf in the field and will perform first day walks on property with contractor post close and regular progress check-in throughout the course of the Renovation. The Superintendent will help verify and inspect any needed change orders as they occur and conduct a final Quality Control inspection at the end of the project to ensure the project is up to Mynd’s standards. As the construction subject matter expert in the field the Superintendent will also assist Mynd in vetting contractors performance, training and guiding contractors on our process and platform and other field base management duties as required for the department. The Superintendent will use their extensive knowledge of home renovations, construction best practices and pricing to adjust and negotiate scopes and pricing with contractors. The Superintendent will work closely with Renovation Coordinators, Construction Managers and partners to provide oversight and ensure quality outcomes to renovation projects. The Superintendent will also partner closely with department leadership to help manage external partner performance and improve company guidelines and standards for the Renovations department. 

*This is a full-time, floating position servicing multiple properties*

Responsibilities:  

  • Conduct thorough inspections of homes under contract and synthesize detailed scopes of work and estimates in line with established standards and best practices.
  • Review in a timely manner scopes of work submitted by contractors for accuracy, competitive pricing and adherence to best practices.
  • Review additional inspection and progress reports to ensure scope of work accuracy and contractor integrity.
  • Adjust and negotiate renovation project scopes as necessary with contractors and finalize project plans.
  • Review and negotiate change order requests from contractors as need be.
  • Assist in the preparation of recently acquired properties for renovations.
  • Assist with access management and coordination of access to properties for partners during the acquisition and renovation phases of the property.
  • Complete inspections of properties and units, including but not limited to: Initial Property Evaluations, Rent Ready, City and County Required, Project Progress Status and Preventative Maintenance
  • Perform basic level routine maintenance services such as installing smart locks or lockbox systems on vacant properties.
  • Work closely with Renovation Coordinators to review and finalize all scopes of work with contractors within the timeframe needed to successfully complete the project within SLA’s.
  • Support Construction Managers with reviewing and resolving variance between underwriting and final scopes.
  • Primarily responsible for ensuring renovation projects are completed within an underwritten budget while still maintaining rent ready standards of the completed project.
  • Responsible for utilizing proprietary project management software in order to track project progress, update records, review information and communicate with stakeholders.
  • Provide expert feedback to leadership to continue to build and improve upon construction standards and quality assurance processes.
  • Assist department leadership in contractor and partner performance management by reporting on consistent partner deficiencies in scoping and pricing and helping to find and set expectations with additional partners.
  • Completion of various tasks to support remote teams during acquisitions and renovations where an in-person representative is required.
  • Extensive travel between properties within assigned local region

Qualifications:

  • High school diploma (or GED), or equivalent experience required
  • Valid driver's license, and reliable transportation
  • Excellent problem solving skills with attention to detail - “always be inspecting” mentality
  • 3+ years of experience in construction and/or project management
  • 3+ years experience construction field experience function in a similar role
  • 3+ years experience in scope writing, negotiating and pricing review
  • Demonstrated ability to write and review renovation scopes to a budget
  • Excellent problem solving skills with attention to detail 
  • Excellent communication skills, both verbal and written
  • Ability to prioritize, multitask and efficiently manage one's schedule
  • Tech savvy with ability to learn and use systems for tracking, scheduling and communications
  • Experience with construction or property management software preferred
  • Positive, can-do attitude with a dedication to excellence and achieving goals
  • Can work effectively solo, and as a member of various teams and committees
  • Flexible schedule with ability to work evenings and weekends, if needed
